What Ktima Alassos actually is

Ktima Alassos is a purpose-built outdoor wedding venue on the Coral Bay road, at Coral Bay Road 9 in Lempa, roughly ten minutes from the centre of Paphos. It is not a hotel and it is not a villa you rent for a week. It is a private plot beside the Mediterranean, designed and furnished for one job: running a wedding from ceremony to last dance in a single place, hired exclusively.

That distinction shapes your entire budget. A resort absorbs a lot of the cost inside its own catering and room rates. Alassos sells you the ground, the setup and the food and drink. Beds, transport, photography, flowers and music all sit outside the venue quote and are yours to organise, either yourself or through a Paphos planner.

The layout follows a fixed sequence, and the venue is unusually clear about it: vows on a ceremony lawn overlooking the water, cocktails in a shaded reception garden, dinner outdoors, then dancing under fairy lights. Its own marketing describes a “ceiling of stars” fairy-light canopy, tree lights and stage lighting, and there is a private bridal room with its own bathroom for the day. The rules that shape your date

Three venue policies do more to decide whether Alassos works for you than any photograph.

One wedding a day. The venue’s terms state that only one wedding a day is held at Ktima Alassos. Exclusive use covers the grounds and the dressing room, typically from mid-afternoon.

Monday to Friday. The brochure is blunt: ceremonies take place Monday to Friday only. Operators do sell weekend dates, but on different terms. One lists weekday weddings from April to October at a 30-guest minimum, with weekends requiring 15 more adults (a 45-guest minimum) and carrying a supplement of about 15%. For an 80-guest wedding the minimum is irrelevant, but the weekend supplement is not.

A midnight finish. Current operator listings put the venue’s end time at midnight, with an extension to 1am available for €300 in 2026 or €350 for 2027 and 2028 (roughly £260 to £300). An older venue brochure quoted private hire until 1am as standard, so this is exactly the kind of detail to get confirmed in writing for your date rather than assumed from a listing.

There is one more term worth knowing before you fall in love with a supplier: outside suppliers need the venue’s approval, and a full list of everyone entering the grounds has to be submitted a couple of weeks ahead. If you have already booked a photographer or a band, mention them early.

What it costs

Alassos prices in two parts, which is why quotes from different operators look so unalike.

The venue fee. For 2026, a Paphos operator lists venue hire at €1,450 (about £1,250) covering ceremony, cocktail reception and evening reception, or €1,150 (about £990) for cocktails and evening only. That fee buys the setup: ceremony table and chairs, high cocktail tables, dinner tables with linen, crockery and silverware, staff, the ceremony sound system and use of the bridal room.

Everything per head. Food and drink are quoted per person and go on top. The venue’s published menu structure runs from an English BBQ buffet through a Cyprus BBQ to a carving buffet and plated gala menus, with separate cocktail-hour and four-hour dinner drinks packages. The last full price list we can see publicly dates from before the pandemic, so treat the shape as reliable and the numbers as out of date. Ask for the current per-head figure for your menu and your drinks package, for adults and for children, before you compare anything.

The all-in packages. Operators bundle the venue with suppliers, which is the easiest way to read a total. For 2026, one Paphos company lists a 20-guest package at £5,150 with the English BBQ included; another quotes £9,795 for a 30-guest package that adds full photography, videography, transport, cake and planning. A third quotes from £5,850 for 30 adults on 2027 and 2028 weekdays. Those are different products, not competing prices for the same thing, so line up the inclusions before the totals.

The legal fee. The civil ceremony is separate. One Paphos operator lists registrar fees of €600 (about £515) payable at your pre-wedding meeting for a ceremony held at the venue rather than the town hall. Paphos Municipality’s own 2026 schedule prices a usual civil marriage at €128.15 and a special (short-notice) marriage at €281.92, with extra charges for ceremonies outside official hours or away from the town hall. Budget for the higher, off-site figure and confirm it at your first paperwork meeting.

For an 80-guest wedding, the honest summary is this: the fixed venue fee is modest, and almost everything else scales with your headcount. That is good news if you trim the guest list and bad news if it grows.

What a hotel would have covered

Alassos is a strong venue with a specific gap, and it is the same gap for every independent site in Cyprus.

There is no accommodation on site. Your 80 guests stay in Paphos hotels or Coral Bay villas, which means you are arranging transport in both directions on the night, and someone has to think about taxis at midnight on a coastal road. Several operators build a coach or an open-top bus into their packages for exactly this reason.

There is no house photographer, florist or DJ either. If you enjoy choosing suppliers, that is freedom. Booking horizon and best months

Alassos books further ahead than most Cyprus venues. Operator pages have been marketing 2027, 2028 and 2029 dates, and one listed the venue as fully booked for 2026 with only April and November left in 2027. Treat availability, not price, as the binding constraint.

For weather, the west coast is at its best in May, June, September and early October. July and August are reliably hot, which is a lot to ask of guests sitting on an open lawn in formalwear. Because exclusive use starts in the afternoon and runs to midnight, a late-afternoon ceremony works naturally here.

Honest drawbacks

Weekdays are the default. A Tuesday wedding is cheaper and easier to book, but it asks more of UK guests taking annual leave. Price the weekend supplement before you decide.

No public price list. The venue’s own site sells the setting, not the numbers. Current figures come from operators, which is why quotes vary so much. Insist on a written breakdown that separates venue hire, per-head food, per-head drinks and the registrar fee.

Everything else is on you. No rooms, no in-house suppliers, no fallback restaurant if the weather turns. Ask specifically what happens in strong wind, since this is an outdoor venue on an exposed coastal stretch.

It is an upper-mid venue. Our directory bands Alassos at €€€. If your ceiling is £8-15k for 80 guests, it is achievable, but only with a clear-eyed menu and drinks choice rather than the full-service package.
